What areas are covered by the
Visual Inspection?
The Complete Visual Inspection is a multitude of checks of
the readily accessible areas of the home on the day of the inspection. The
structural, electrical and mechanical systems' inspections are performed using
the standards of practice recommended by the American Society of Home Inspectors
ASHI and the standards published by the SC Builders Commision. Any equipment
that would pose a safety hazard is not operated. Systems that are not ready
for inspection are not inspected. The inspection is not a technically exhaustive
inspection. Technically exhaustive inspections can be arranged for an additional
fee. The inspection is not an engineering report or a code compliance inspection
and does not cover environmental issues.

STRUCTURAL: The foundation walls, floor systems, wall systems, attic areas, crawl spaces, roof systems, insulation, fireplaces, ventilation (attic and crawl space), doors/windows, exterior areas and site drainage. Insulation is not removed for the inspection
ELECTRICAL: The electrical panel box, switches, wall receptacles, light fixtures, service entrance, GFCI receptacles and smoke alarms.
NOTE: Wiring inside walls is not accessible for inspection!
NOTE: Electrical service must be turned on for proper inspection!

PLUMBING: The plumbing system supply lines, drain lines, showers, tubs, water flow, commode, wash basins, sinks and water heaters. NOTE: Water service must be turned on for proper inspection! Equipment is operated but not dismantled for inspection!
HEATING/AC: Thermostat operation, air distribution, return filters, operations of heat cycle and AC cycle. Equipment is operated but not dismantled for inspection!
APPLIANCES: Ranges/ovens, dishwashers, disposals. All built-in appliances are included in the inspection. Equipment is operated but not dismantled for inspection!

Structural Inspection Only
The foundation walls, floor systems, wall systems, attic areas, crawl spaces, roof systems, insulation, fireplaces, ventilation (attic and crawl space), doors/windows, exterior areas and site drainage are inspected to ascertain the structural condition at the time of inspection. |
Pre-listing Inspection
This inspection covers the same details as the complete visual inspection. The purpose of this inspection is to have the home inspected prior to listing it for sale. Defective items and those in need of repair will be determined during this inspection. This gives the home owner the opportunity to repair these items before prospective buyers have it inspected. It will insure the home is shown in the best possible condition. |

Water Quality Test
The lead content and/or bacteria content can be determined. The results normally take 48 to 92 hours. Results tested by a licensed laboratory. |
Lead in Paint Test
Paint chip samples are removed for testing by a licensed laboratory to determine the lead content in paint. |
Radon Test (2 Canisters)
Radon gas is considered a major silent health hazard. Our radon test can reveal radon levels, results are provided by an EPA approved laboratory. |
Reinspection
A reinspection service is offered to determine if all defective items or maintenance items were corrected in a workmanlike manner. We cannot guarantee another company's work but we can check to be sure the work was done. |

CL100 Clearance Letter
When a pest control company inspects the crawl space and issues a CL100
letter citing moisture or damaged conditions that require repair, a
CL100 Clearance Letter must be issued. Once the pest control company
cites the problem, the property cannot be sold until the owner has a
clear CL100. A licensed building contractor inspects the crawl space to
determine if repairs are necessary. |

Construction Consulting
Inspections are conducted on new constructions periodically to determine that proper construction practices are being used during the different
stages of the construction. As a rule, an inspection is necessary
during each of the following four stages:
* Foundation Preparation
* Framing
* Electrical & Plumbing Rough-in
* Final (upon completion)
A written report will be issued for each inspection. |
